1. Local Controls
Turramurra falls within Ku‑ring‑gai Council. The following SEPP and DCP clauses apply to duplexes:
Minimum lot width & area: 15m frontage, 580–600m² site area
Front setbacks: 6m (or average of neighbours)
Side setbacks: 1.5m at ground floor, 2m for upper floor
Maximum building height: 9m (two storeys)
Minimum landscaped area: 40% of site with at least 35m² deep soil zone
