1. Local Controls

Turramurra falls within Ku‑ring‑gai Council. The following SEPP and DCP clauses apply to duplexes:

  • Minimum lot width & area: 15m frontage, 580–600m² site area

  • Front setbacks: 6m (or average of neighbours)

  • Side setbacks: 1.5m at ground floor, 2m for upper floor

  • Maximum building height: 9m (two storeys)

  • Minimum landscaped area: 40% of site with at least 35m² deep soil zone

  • NSW Planning Portal & Ku‑ring‑gai LEP/DCP references

2. Typical Block Profiles

Many Turramurra blocks are long and gently sloping with established gardens. We commonly see:

Long Rectangular

Great for front & rear unit separation and maximising private open space.

Garden Slope

Requires terracing and retaining walls; consider split‑level design.

Forest Setting

Surrounded by mature trees—BAL and vegetation clearing may apply.

3. Local Project Example

A contemporary dual‑occupancy on a 18m wide Turramurra block delivered spacious living while respecting tree preservation orders. Key points:

  • Dual front entries separated by a landscaped courtyard

  • Split‑level design following the natural slope

  • Achieved Torrens title subdivision after construction

4. Environmental Overlays

Turramurra includes areas with bushfire and biodiversity overlays. Check these before designing.

Bushfire overlay (BAL) map – ensure asset protection zones are maintained.
Heritage map – check council regulation accordingly.
